Fees and Charges

The Public Trustee's fee structure for commercial mortgages is considered to be very competitive.

In general, the following fees and charges would apply:

  • Application Fee - Application Fee - 0.25% of the proposed facility amount is payable in conjunction with the application/rollover form and supporting documentation from our client. A minimum fee of $1,250 is applicable. NOTE: This fee is fully refundable on the acceptance of the letter of offer. In the event that the loan offer is not accepted the fee will be forfeited.

  • Commitment Fee - 0.5% of the proposed facility amount is payable in conjunction with the accepted Letter of Offer and supporting documentation. This fee is fully refundable within seven days upon draw down of the facility. In the event that the loan draw down does not occur the fee will be forfeited.

  • Re-arrangement Fee - 0.25% of the facility amount is applicable should a mortgage be renegotiated prior to its maturity. A minimum fee of $1,250 is applicable.

  • Valuation Fee - External valuers fees are charged to the applicant.

  • Legal Costs and Expenses - All external costs and expenses including solicitors costs are charged to the applicant.
